30-year rate ends at 7.59% after a morning open above 7.7%

Mortgage News Daily’s top-tier 30-year fixed rate finished Wednesday, Oct. 7, 2026, at 7.59%, up 0.03 percentage point from Tuesday, according to Matthew Graham’s 3:50 p.m. rate note. Graham wrote that if the index had used only the morning rate sheets, the same top-tier 30-year fixed would have been over 7.7%. Lenders improved through the late morning and again in the afternoon. The 15-year fixed on that index was unchanged at 7.22%. The 30-year FHA rate was 7.22%, up 0.02, and the 30-year VA rate was 7.23%, up 0.01.

What happened

Bond prices dropped early, rate sheets came out worse around 9:30 a.m. Eastern, and the market recovered within about half an hour. By 11 a.m. several lenders had already improved. Graham’s net for the day was a small increase, not the spike buyers would have seen if they priced a loan off the open.

A second survey does not match that index, and it should not be treated as the same number. Bankrate’s national average, posted for Thursday, Oct. 8, at 6:30 a.m., put the 30-year fixed interest rate at 7.55% and the APR at 7.62%, up 0.12 point from the prior week. Bankrate’s 15-year average was 6.81%. Freddie Mac’s weekly 30-year figure on the Mortgage News Daily print page was 7.28%, up 0.25 on the week. Those are different samples. The figure to use for a same-day lock conversation is the lender’s own sheet, not the average.

Why a local buyer cares

For a Jefferson County or Berkeley County buyer, or a Loudoun buyer using a conventional loan under the jumbo line, the useful fact is the intraday swing. A lock quoted off the Oct. 7 open was in a different place than a lock quoted after the afternoon reprice. VA buyers in this corridor should note the VA average on the same Mortgage News Daily table, 7.23%, not the conventional figure. Nothing in yesterday’s move changed local taxes, seller credits, or inspection costs. It changed the payment on whatever rate a lender will actually lock today.

What is still open

Thursday’s sheets were not out when this was written, before 5 a.m. Eastern on Oct. 8. Mortgage News Daily’s overnight market page showed Treasury yields higher into the early morning, so the first lender sheets of Oct. 8 can differ from the 7.59% close. Confirm the lock with the lender before writing an offer.
